A property in mind?
You have found a home and want a clearer picture before deciding. Does the asking price make sense? What should you check in the documents? And which questions need answers before you make an offer?
I am Denise van der Winden, a registered valuer and real estate professional. I provide focused home buying advice in Amsterdam, the Zaanstreek, the IJmond and Haarlem.
Advice on the decisions that matter
The property and the asking price
We look at the asking price, comparable properties and questions raised by the viewing and available documents. I help you identify what you still need to find out.
Your offer and the conditions
We discuss an offer and the conditions that matter to your situation. You decide which parts you want advice on; we agree on the scope before starting.
Understanding the documents
We review the available property information together. This can include the owners’ association (VvE), leasehold arrangements (erfpacht) and the purchase agreement. If a building surveyor, notary or another specialist is needed, we identify that too.
New to buying in the Netherlands?
If you are an expat or buying your first home here, the process and terminology may be unfamiliar. We take time to discuss the steps, the people involved and the questions you want answered.
You can ask for advice on one property, one decision or several stages of your purchase. You do not need to commit to a full property search or buying package.
Start with your question
Send me the property you are considering, or tell me what you are unsure about. We discuss the available documents, your questions and the timing. You will know the scope and cost before confirming the work.
A mortgage advisor helps you understand your borrowing options and financing. My buying advice focuses on the property and the decisions around your purchase.
